2007 PETERSON EXCEL L35MKO 2007 PETERSON/EXCEL 35MKO LIMITED EDITION 5TH WHEEL PARK HOME This Peterson/Excel 35MKO LIMITED EDITION luxury 5th wheel has been the winter home for 2 retired folks from Illinois since they purchased it brand new. It has been towed from Texas to Illinois once, and from Illinois to Florida once. Other than that, it was set up in a local premium RV park from November until May, and then placed in covered storage while they went back North. It is immaculate, and rivals most 1 year old RV's in condition and quality. You will not find a nicer example of one anywhere. Central ducted heat comes from a Hydroflame 2-stage 35,000 BTU furnace. It has a 60 AMP converter with 50 AMP service as well, and four (4) flush floor electric slide outs that work perfectly. Dual drop down propane tanks work perfectly, and are super easy to get at too. Plus, they are freshly filled and ready to go RIGHT NOW for your convenience!  The gel-coated fiberglass exterior is beautiful, and has maintained a glossy sheen thanks to bi-annual full detailing done at the RV storage center and in the park. Other than a few marks in the decals here and there, you will not find ANY issues, damage, disrepair, or problems with the exterior paneling fit or finish. The optional DICOR Brite-Ply full fiberglass roof is impervious to the weather, and provides a sturdy surface to stand on with no chance of water intrusion like a regular roof. The optional THERMO-PANE windows seal up perfectly to the elements, and have fully functional slides and screens too. Multiple outside storage cubbies lock for security, and open to reveal massive amounts of storage for all your gear. The previous owners were kind enough to get you started by leaving a full set of canvas camp chairs, table, and some other goodies in the main storage well for you, and all are in exceptional condition. They also left a $250.00 dual bike rack for the rear hitch, and the front 5th wheel stanchion. The RV is equipped with the optional FRONT AND REAR H & H electric stabilizer jack system with wired remote. It functions perfectly, and makes set up on your lot a breeze, while providing the most stable base for you and your family even in high winds. The upgraded multi-color 17 foot two-step weathershield awning is in excellent condition, and opens and closes as it should while providing a large shaded area just outside the door. In addition, each of the quad slide outs has its own awning that opens and shuts with it, protecting every nook and cranny from inclement weather. They are all in exceptional condition as well. Frame, undercarriage, and slide bottoms are all in superb condition, with no damage or disrepair, thanks to the bus being a live-in unit, and not subjected to being dragged across the Country. All hook up points are fully functional and easily accessible, and a fresh water line is included with the RV along with a host of other little accessories left by the prior owner. There are NO known issues with the exterior of the bus, and it truly is one of the finest examples of 350MKO Limited Edition you will ever find. Step inside from the dual power steps, and you are met with an interior that shows so well, you will not believe it was lived in at all. The optional surround sound system is AMAZING, and sounds incredible from every seat in the house with multiple overhead speakers and a massive built-in subwoofer. All of the pushbutton mood and spot lights throughout the bus work as they should, as do all of the regular switch lights and the optional ceiling fan. Shaw carpeting is in remarkable condition, thanks to careful care and the optional DIRT DEVIL CENTRAL VACCUUM system which functions perfectly. Wood flooring is beautiful and clean, and has been carefully maintained and cared for as well. The RV has a full center kitchen with dual overhead cabinets and a peninsula sink which has almost as much storage and work room as your typical Florida condo! The upgraded faucet has dual action spray with removable handle, and the all of the countertops are in deluxe beveled edge Corian for seamless and easy cleaning and care. The ATWOOD LP gas cooktop and open was sparingly used and shows perfectly due to the fact that the park the bus was used in had its own cafeteria on site, and many restaurants within biking distance. Same goes for the oversized microwave and convection cooker with turntable, which looks like new as well! The burner unit has a flip-top cover that doubles as a backsplash and counter top when not in use. A coffee maker is included as well, to get your day off on the right foot! All cabinets throughout the RV have been professionally cleaned and are “move-in” ready. The entire bus has been religiously maintained by an area RV Detailer since new, and they just completed a full and complete detail of the inside and outside of the bus on 07/26/2016. The optional padded ceiling adds to the insulation and soundproofing in the RV, and gives it a finished look you do not see in most units. NORCOLD supplied the optional and upgraded 12 cubic foot quad door refrigerator/freezer unit, which is almost as large as most home units, and provides plenty of storage for you top and bottom. Ice makers are included, and all racks are included too. The entire unit was just cleaned, sanitized, and had the burner, flue, and spiral baffle cleaned so it is ready to use! A PROGRESSIVE DYNAMICS PD9200 power converter keeps things running smoothly, and all of the electrical items in the entire RV work as they should without issue. In addition to the fire extinguishers in the RV, a FIRE SENTRY Smoke Alarm system is installed along with an ATWOOD Carbon Monoxide alarm. Walk up the stairs towards the master suite, and you are met with an ultra-clean bed/bath area that hardly shows any signs it was ever used! The large, separate stand-up shower is incredibly clean, and the glass is cleaner than most home showers! A one piece design makes it easy to keep clean with no grout issues or corners to worry about. The mounted shower head can be removed for maximum focused spray and massage use as well. The matching one piece sink is ultra-clean, and has a beautiful nickel fixture that works perfectly. Cabinets throughout the bath and master suite are in exceptional, damage free condition and show like new. They have all been fully cleaned and are ready for you to start using them for your stuff! The water closet has a high-flow toilet that works as it should, along with an overhead cabinet that the prior owner left stocked with some supplies for the new owner.
